Your work with the Nothum Group will begin long before we actually start construction. In order to build you the home of your dreams, there are steps we must take in order to get there.
We will always do our best to communicate clearly what you can expect from us, therefore, we want to give you an overview of the first steps in building a custom home.
INITIAL MEETING
The goal of the initial meeting is for us to get to know you. This can take place on a lot you have already purchased or a lot you are looking at buying. We will address any general questions or concerns you have with the building process. We want to get to know you and want you to leave feeling confident we are the right builder for your project. During this meeting, we also want to let you tour current or completed projects that best suit your style.
PRE-PLANNING
You may or may not have house plans selected or completed yet. Getting house plans completed can be an overwhelming task. Who do you use? Do you purchase plans already drafted? We can help! We carry a handful of plans you can select from or we can help you draft your own custom plans. During this time, we will discuss basic selections so that we understand your design criteria and themes for your home. We will also discuss budgets, expectations, and the next steps required to move forward.
PRELIMINARY WORK
To accurately present you with a cost of construction, we want to do some investigative work. This can be as simple as a soils test or clearing the lot to really see what can be achieved on the ground you wish to build. At this time, we like to sign a preliminary construction agreement. This allows us to complete the investigative work to resolve any unknowns involved with the lot. All the answers we discover will help us generate a more accurate cost of building.
FINAL COST AND FINANCING
This is where we really like to dial in your selections. We want to know your wish list! What are the “have to haves”? What is the most important part of the home we should focus on for design? This is where specific selections will be made. Upon those selections, you will be given the final cost of construction. It is at this point a formal construction contract will be signed. Depending on your financing, this contract and cost, as well as your house plans, are what most lenders will require for your construction financing.
LET'S BUILD
Upon notice that financing or proof of financing is in place, it’s time to start building your dream! Initially, construction can seem like it takes a long time. Surveys, permitting, site preparation, excavation, and foundation take some time. Once the build has forward momentum, we like to schedule weekly or biweekly meetings with you onsite to address any questions or concerns you may have and update you on schedules and how the overall project is going. Communication is key and that is why we feel these meetings are extremely important!
